
LYNCHBURG, Tenn. — At a recent public meeting, a local property owner, Rodney Ervin, requested guidance on rezoning a 2.34-acre lot near Jiffy Mart off Highway 55 to develop a commercial boat and RV storage facility. He’s spearheading the project with fellow local Brett Fanning, The owner, who previously secured highway access from TDOT, is now seeking to potentially shift the parcel from residential to C1 commercial zoning to allow for the construction of storage units.

Officials explained that the next step is to begin the rezoning process by submitting a site plan that maximizes the lot’s buildable area while observing all setback requirements. They encouraged the applicant to prepare a layout showing the largest possible unit sizes – even if they decide to build smaller – to ensure flexibility in future construction.
While a previous engineer expressed reluctance to engage without confirmed commercial zoning, officials offered reassurance: “We don’t see any reason this wouldn’t be approved,” one said. “And if it doesn’t work out, you can always revert the zoning before year-end.”
The owner was advised to submit a survey with updated signature blocks and return after the second reading of the rezoning ordinance to present the final site plan for permit approval. Barring delays, the project could move forward as early as August.•
