Planning Commission nudged, again, to tighten mobile home park rules

LYNCHBURG, Tenn. — During a recent Metro Planning and Zoning Commission meeting, officials once again discussed the need to revise zoning ordinances related to mobile home development – specifically the allowance of one-acre lots for mobile home parks. Kevin Wells, who also attended the May meeting, again voiced concerns over how current rules may unintentionally encourage high-density trailer developments without the infrastructure typically required of subdivisions.

The current ordinance allows multiple mobile homes on individual lots as long as each unit has separate driveway access to a public road. One official described a recent case where a landowner placed multiple mobile homes on adjoining lots, effectively creating a trailer park without following trailer park regulations.

“There’s too much gray area right now,” Wells said, suggesting that mobile homes should meet the same standards as site-built homes. Others worried about the long-term consequences of lenient zoning, citing neighboring counties with stricter rules and warning that Moore County’s flexibility could invite overdevelopment without adequate planning.

The Planning Commission agreed to revisit the ordinance at next month’s meeting, potentially recommending mobile home parks be tied more closely to subdivision guidelines. Any official change would require Metro Council approval. •
